Meet Beau Baustien, President and Attorney at Law at Perpetual Title. With a background in foreclosure law and deep experience in property transactions, Beau brings a unique combination of legal expertise and visionary leadership to the title industry. Passionate about innovation and dedicated client service, he leads Perpetual Title’s growth while ensuring every client enjoys a seamless, stress-free closing experience.
Tell us a bit about yourself! How did you get your start in the legal and title industry?
I began my legal career as a foreclosure attorney, where I spent nearly eight years representing several large institutional clients with statewide lien portfolios. In that role, I filed and prosecuted foreclosure actions across Kentucky, appearing in more than 60 of the state’s 120 counties. I also spent countless hours in county clerk offices performing title searches to prepare cases for litigation. Those experiences gave me a deep understanding of property law, title work, and real estate transactions, which made the transition into the title industry a natural and rewarding next step.
What inspired you to pursue a leadership role at Perpetual Title?
I’ve always been drawn to leadership roles, they allow me to build, motivate, and help others succeed. When I decided to move into the title industry, I knew I wanted to apply my legal background and leadership mindset in a space that aligned with my strengths. Joining Perpetual Title gave me that opportunity, and from day one, I’ve been focused on contributing to its growth and long-term vision.
Can you share a bit about what your role looks like for you as President & Attorney at Law?
My primary focus is business development, building, and strengthening relationships that drive our continued growth. That said, I remain closely involved in daily operations to ensure our clients have exceptional closing experiences. I’m the point of contact for complex legal or underwriting decisions and often handle escalations that require creative problem-solving. I also play an active role in shaping our company’s strategic and operational direction alongside our leadership team.
What’s been one of the most memorable or rewarding moments of your career so far?
Nothing is more satisfying than overcoming a seemingly impossible hurdle that’s holding up a closing. I take pride in finding solutions where others might see roadblocks, particularly in complex transactions involving estates, trusts, or distressed assets. One memorable case involved tracing four generations of heirs to establish rightful ownership, culminating in 13 heirs signing at the closing table, including the great-great-granddaughter of the original owner. My philosophy mirrors our company’s: we look for solutions to close, not reasons to delay.
How has the industry evolved since you began your career, and how has Perpetual Title stayed ahead of the curve?
Although I’ve only been in the title industry for about five years, I’ve already witnessed tremendous advancements in automation and technology that have streamlined workflows and improved accuracy. More recently, the emergence of AI tools has been transformative. At Perpetual Title, we’ve fully embraced these innovations to work smarter, faster, and with even greater consistency.
What excites you most about the future of Perpetual Title?
Our team is talented, adaptable, and enthusiastic about leveraging technology to enhance the client experience. We’re already seeing measurable gains in efficiency and turnaround time, allowing us to focus even more on personalized service. It’s exciting to imagine how seamless and client-friendly we can make the closing process as we continue to innovate.
What’s the one thing you hope every client takes away from their experience with Perpetual Title?
Zero hassle. Zero frustration. Zero snags. We want every client to walk away feeling confident, cared for, and completely at ease. knowing that their transaction was handled with precision, professionalism, and personal touch.
Outside of work, how do you spend your time? Any hobbies or interests you’re passionate about?
Most of my time outside the office is happily spent with my wife and our two young children. A spirited three-and-a-half-year-old daughter and a nearly two-year-old son, with a third little one on the way! When I manage some downtime, you can usually find me on the golf course, watching University of Kentucky sports, or winding down with a good history book.
